POSITION DESCRIPTION: 

The purpose of this position is to manage multiple functions of building operations and maintenance for a portfolio of buildings. The Building Manager is an independent, hard worker with the ability to multi-task to maintain the buildings and grounds in the best condition possible. Be on-call 24/7 and first responder for emergencies and alarms.

ESSENTIAL DUTIES AND TASKS:

  • Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work. Reviews work assignments to ensure completed efficiently and properly, and in accordance with tenant lease obligations.
  • Responsible for conducting routine building inspections with building leadership and service contractors, ensuring sound safety and performance practices.
  • Obtains and reviews price quotes for the procurement of supplies, parts, services and labor for projects. Prepares capital project and operating budgets for each building and any operational reports.
  • Develops and maintains positive relationship with building occupants.
  • Coordinates and manages moves, adds and change activities.

 

Job Requirements

  • Minimum of four years of related experience and/or training. Associates degree or Bachelor’s degree preferred with focus on business, technical or management areas. Prior supervisory experience preferred.
  • Four or more years of experience in total building maintenance with working knowledge of electrical, plumbing, drywall, painting, irrigation and AC function, repair and maintenance in a comparable-sized company (1,500+ employees, two buildings totaling over 225K square feet) required.

ESSENTIAL FUNCTIONS

  • Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet.
  • Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.
  • Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.
