POSITION DESCRIPTION

This position will be responsible for client relations, resort and corporate asset design management, renovation and development project budget management, capital project design, materials design & specification program, training, forward looking design, related procurement strategies and other projects as needed.

ESSENTIAL DUTIES AND TASKS

  • As it pertains to sourcing materials for projects, prior to recommending materials, must research to confirm product availability and cost.
  • In addition to client communications, also facilitates communications with affiliated entities and appropriate operating departments.
  • Provides guidance to the project management team to execute the overall project design vision.
  • Reports unsafe activities to supervisor and/or human resources.
  • Participates in proactive team efforts to achieve departmental and company goals.
  • Oversee and support construction & design efforts both remotely and without familiarity of the resort.
  • Manage scope and mitigate project risks.
  • Manage, direct and attend all design review presentation meetings.
  • Participate in regular department staff meetings and lead these meetings in the absence of the Vice President of construction, design and development.
  • Provide input on budgets and manage design process within the approved budget amount.
  • Develop and lead a quality assurance initiative consisting of frequent travel to a minimum of 25% of the completed development and refurbishment projects.
  • Develop design processes, FF&E performance standards and product specifications.
  • Create formal design plans including but not limited to FF&E specifications, elevation drawings, tagged floor plans and construction/FF&E finishes for all assigned projects.
  • Conduct periodic meetings with clients to keep them informed of progress being made and to seek their input and approvals along the way.
  • Assist in the preparation of the annual capital and resort refurbishment project list and budget development.
  • Oversee the scheduling of all design-related deliverables to ensure projects are completed on time.
  • Oversee the completion of all design-related deliverables while maintaining established budgets and timelines.
  • Lead ongoing efforts to establish departmental procedures for planning, scheduling, implementing and completing of all refurbishment projects.
  • Assist the Vice President of construction, design and development with the daily operation of the department.
  • Clients include resort operations, sales & marketing and acquisitions & development as it pertains to planned and un-planned renovation and development projects.
  • Lead and develop a team of interior designers, support staff and outsourced architectural/design consultants.

Job Requirements



SUPERVISORY RESPONSIBILITIES

This position will supervise certain management and administrative personnel. Supervising activities of certain vendors is an important responsibility. Will provide guidance to construction vendor(s) and construction management team as it pertains to achieving a design plan.



EDUCATION and/or EXPERIENCE

  • Bachelor Degree in Interior Design, Architecture, Industrial Design or related field.  (Graduate Degree preferred).
  • 10 to 15 years of experience with progressive responsibility in the hospitality, timeshare resort, construction, development or commercial design fields.
  • Must have at least 5 years of experience building and managing a team of designers.
  • Experience can be substituted for education in a related field on a year for year basis.

CERTIFICATES, LICENSES, REGISTRATIONS

  • Candidates who have received an Architectural or Interior Design license and/or comparable design professional designation preferred.

ESSENTIAL FUNCTIONS

  • Must be a team player and understand the importance that each position plays in the department.
  • Familiarity with all aspects of construction management, including construction terminology, law and statutes for each state, health & safety laws, blueprint reading, and proper sequence of events necessary to take a project from conception, planning, budgeting, and completion.
  • Familiarity with reserve programs and philosophy, including an understanding of useful life expectations and value on a variety of interior and exterior components.
  • Ability to provide exceptional customer service to internal and external customers.
  • Ability to effectively manage multiple projects, tasks and competing priorities.
  • Ability to work productively in a fast paced, heavy growth and changing environment.
  • Ability to lead, supervise and guide construction and design teams throughout project completion.
  • College level writing and oral communication skills are required.
  • Computer proficiency to include the use of email (Outlook), spreadsheets (Excel), documents (Word) and scheduling (Project) software, SharePoint, AutoCAD, Revit, Vizio, Photoshop, Sketch-Up, Matterport and any other 3D rendering programs.


KNOWLEDGE, SKILLS, ABILITIES

  • Have the necessary skills to create material and finishes design board for use in client presentations, in timeshare sales presentations and owner communications.
  • Have skills necessary to create specification books and guidelines for use by operating departments who will service the units or facilities after a project is completed.
  • Have the skills to create fully illustrated floor plans for use to promote sales or to represent the product being sold to prospective buyers.
  • Must be proficient at operating Microsoft Office products, including Word, Excel and Project, AutoCAD and Adobe Illustrator.
  • Must possess exceptional verbal and written communication skills.

PHYSICAL DEMANDS

While performing the duties of this job the employee may be required to sit or stand for extended periods of time.  Will be required to bend, twist, reach, push, pull, and operate office machinery.  Must be able to lift up to thirty pounds.  Specific work assignments may change without notice.  Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the job.

WORKING CONDITIONS

The majority of work will be performed in a climate-controlled environment, but may be exposed to inclement weather and varying degrees of temperature on occasion.



WORK SCHEDULE/HOURS

Schedules will vary depending on business needs, and may entail working nights, weekends and holidays.  Must be flexible to work outside of departmental operating hours. Must be willing to travel at least 35% of the regular work time.
